Asphalt maintenance tips

The appearance of your driveway says a lot about your life and your home. An attractive and inviting driveway offers a great focal point to those who just pass by or to those who plan to visit your home. Moreover, a driveway with a greater curb appeal also adds to the value of your property, and thus it is essential you choose your driveway with great care and maintain it properly. Asphalt has become a popular choice for driveways, many people are opting for it, and there of course are various reasons behind the same.

Why people choose asphalt driveways

Asphalt offers great resistance when the weather conditions are extreme. As asphalt can easily expand when the season is changing, homeowners do not have to be concerned about any sudden cracks, broken rocks patches or deep holes on their driveway. No matter what the weather condition is, the asphalt driveway will continue looking as attractive as it was when installed.

Asphalt driveways do not take much time and money to be installed or for maintenance. Since hardly any maintenance or repair is needed, it becomes a much economical option compared to other materials used for driveways.

Even though asphalt does not need too much maintenance, if you want it to look new and attractive always, then it’s a good idea to follow the following asphalt maintenance tips.

8 maintenance tips to help keep your asphalt driveway looking brand new:

  1. Ensure, the sides of your driveway are well supported with hard-packed dirt, stone or are back filled. A firm edge will prevent the sides of the asphalt driveway from slipping or cracking.
  2. The landscaping around the edge of your driveway should be maintained. The driveway should not be too close to big trees with spreading roots, and grass, weeds, or any other plant invaders should not be allowed to damage the edges of the asphalt driveway.
  3. Avoid driving vehicles or equipments off the edges of your asphalt driveway, as this can lead to fractures, damage, and cracking. Also, make sure not to park your car right on the edge.
  4. Avoid sharp or pointed objects from being left on your driveway, for the sake of your tires and the asphalt. Remember, jack, jack stands and kickstands can create holes in your driveway.
  5. Heavy commercial vehicles can harm your driveway. It was designed to withstand usual family vehicles, but very large trucks or heavy equipment can damage your asphalt if you didn’t forewarn the installer.
  6. Petrol, oil and other solvent leaks might soften the asphalt and damage the coating, so it’s a good idea to clean up spills when they happen.
  7. Your asphalt driveways should ideally be seal coated once in every 2-3 years. This will slow down the negative impact of oil, gas, and water, small cracks will be filled, and thus your driveway will last longer.
  8. If you are getting a new asphalt driveway installed, it will be best if you allow it to cure for 60-90 days, and then have it sealed.
